Steve’s expertise comes from firsthand experience. As a young man with an entrepreneurial spirit, Steve left his first job after 12 years in the grocery business, seeking a better way to provide for his family and ultimately pursue business ownership. He held various sales jobs, working first as an insurance agent—though he found it too monotonous—and later as a regional product manager for a nationwide chain of hair salons. After a few years, he found the opportunity he had been seeking: a bank-owned, dilapidated, boarded-up campground resort in Coeur d’Alene, Idaho. He and a partner submitted the winning bid and purchased the property.
During this time, Steve experienced firsthand the immense challenge of securing financing for a commercial property, particularly a “startup” business. He had to rely on private financing, known as “hard money,” to get started. After two seasons, Steve bought out his partner, and despite facing lean years and grueling work, his family persevered. By year four, they turned a profit, and a local bank finally took an interest in their business. With real bank financing in place, they had made it through the toughest times. This challenge taught Steve a tremendous amount about the different players in the lending world, as well as valuable shortcuts for securing funding in the future.
After selling the campground, Steve opened several other businesses before eventually settling into the mortgage industry, where he found his true calling. Not all of his ventures were successful, and as a property investor, not all of his rental homes were profitable. However, Steve’s willingness to embrace both the highs and lows of real estate ownership sets him apart.
